Wilmington, NC

Mercatus and Kettler recapitalized St. Andrews Reserve in April 2023.  The previous ownership group had renovated the common areas and addressed most deferred maintenance. The current business plan includes continuing the unit renovation program, upgrading the property’s landscaping, and replacing the damaged unit balconies—the remaining 169 to be replaced during the first year of ownership. The business plan is to renovate the remaining classic units over the course of the first 36 months.

Charlotte, NC

3119 South Blvd is a 415-unit, 6-story, to-be-built mid-rise development in the South End submarket of Charlotte, NC. The 2.7-acre site is located in one of Charlotte’s premier residential submarkets. Lower South End (“LoSo”) is experiencing a dramatic transformation from an aging industrial area to a trendy mixed-use neighborhood with restaurants, breweries, high-end retailers, and parks. Kettler, Akridge, and Mercatus funded the land purchase and predevelopment.

Tampa, FL

Gas Worx is a 40-acre, 4 million-square-foot planned development in the Ybor City submarket of downtown Tampa, FL. The project will contain a mix of high-rise and mid-rise buildings, which will house approximately 500,000 square feet of office, 150,000 square feet of retail and 4,500 residences. Gas Worx is located 0.5 miles from downtown Tampa and 1.0 mile from Bill Gates and Jeff Vinik’s massive redevelopment of the downtown Tampa Waterfront—Water Street.

Charlotte, NC

1427 South Blvd is a 438-unit, 32-story, to-be-built high-rise development in the South End submarket of Charlotte, NC. Kettler and Akridge are leading this project. The 0.93-acre site is just a block away from some of South End’s best restaurant and nightlife, and the property will have fantastic views of the Uptown Charlotte skyline.

Tampa, FL

Gateway Phase I consists of parcels E1, E2 & E3. These three blocks will become the central plaza and gathering place for the entire Gas Worx masterplan. E1 will include about 20,000 SF of retail. E2 will be an adaptive reuse of a large brick warehouse. The warehouse will be repurposed into a retail, food & beverage, and events space, with outdoor and under-roof gathering areas. E2 will also be home to a 100k SF Class-A office building, which was 50% leased before groundbreaking. E3 will be a 376-unit, 10-story mid-rise, apartment development with ground-floor retail.

St. Petersburg, FL

Edge St. Pete is a 336-unit, 20-story high-rise development in the vibrant Edge District neighborhood of downtown St. Petersburg. Since 2015 the area has undergone a revitalization—largely due to the retail projects spearheaded by Eastman Equities—becoming a desirable extension of the downtown core, offering an eclectic mix of shops and restaurants and more recently, residences. The site is a total of 1.06 acres across three parcels, which currently house two small commercial buildings and a surface parking lot.

Tampa, FL

The Stevedore is a 390-unit multifamily development located near downtown Tampa. The project will be the second in a significant urban master-planned community that will connect downtown Tampa to historic Ybor City, creating a walkable, urban neighborhood with a unique character and proximity to employment, dining, and entertainment. This project will follow approx. one year behind La Union (Tampa Park I), with the two becoming sister properties once operations begin.

Springville, UT

Lake Shore Industrial is a 141K SF flex-industrial development located in Springville, UT. The site is just off I-15 with strong accessibility and visibility from the freeway. The building boast market-leading 32’ clear-height ceilings, 28 dock-height doors, 4 standard loading doors, and 60’ loading bays. The building was designed to create maximum flexibility, which allowed ownership to fill the space with three excellent tenants, each with strong credit and committed to the building with long-term leases.

La Union is a 317-unit multifamily development located near downtown Tampa. The project is the first in a significant urban master-planned community that will connect downtown Tampa to historic Ybor City, creating a walkable, urban neighborhood with a unique character and proximity to employment, dining, and entertainment. This project, along with another sizeable master plan on downtown’s waterfront (Water Street), will transform downtown Tampa, and make it one of the most exciting and desirable cities on the East Coast.
